Within one year of acquiring this building, we brought the occupancy rate to 90% through our property management efforts and by intensifying tenant relations. The building was previously remodeled by GID in 1984, at a cost of $11 million. We invested approximately $750,000 in upgrading the façade and recapturing the original architectural look featuring exposed brick walls, heavy wooden columns and beams throughout. Minor tenant improvements were made , and the HVAC system was upgraded.
